Knowing how often to check your drains can help you avoid unexpected blockages, leaks, and costly repairs. The right drain survey frequency depends on your property’s age, drainage condition, and history of problems. Regular inspections can also help identify hidden damage before it becomes a bigger issue.Did you know? UK guidance and industry standards recommend checking drains with a CCTV survey every 3 to 5 years for most homes and properties at risk of flooding. However, drains with recurring problems may need more frequent checks.

How Often Should You Schedule a CCTV Drain Survey?

For most homes, a CCTV drain survey every three to five years is a useful starting point. However, there is no single schedule that suits every property.

If you are wondering how often you should get a CCTV drain survey, consider the condition of your pipes and any previous drainage issues. A property with healthy, well-maintained drains may not need frequent inspections, while older systems may require closer attention.

Your drain inspection schedule should take the following factors into account:

  • Property age: Older properties may have ageing pipes, worn joints, or outdated drainage systems.
  • Previous blockages: Repeated blockages can indicate an underlying problem that needs investigation.
  • Flooding risks: Properties affected by flooding may benefit from more regular checks.
  • Tree roots: Nearby trees can allow roots to enter pipe joints and restrict water flow.
  • Pipe material: Some older pipe materials are more vulnerable to deterioration and damage.

A drainage professional can help you decide how frequently your property needs an inspection based on its condition and risk factors.

What Factors Mean Your Drains Need More Frequent Checks?

Some drainage systems need attention sooner than others. Waiting several years between surveys may not be suitable if your property has a history of damage or recurring problems.

Consider arranging more frequent inspections if you notice any of the following:

  • Recurring blockages: Frequent blockages may point to damaged pipes, root intrusion, or heavy deposits.
  • Slow drainage: Water draining slowly from multiple fixtures can indicate a problem further along the system.
  • Unpleasant smells: Persistent sewage smells may suggest trapped waste, damaged pipes, or drainage defects.
  • Previous flooding: A survey can help identify damage or obstructions that could contribute to future flooding.
  • Ageing pipework: Older drainage systems may develop cracks, loose joints, or collapsed sections over time.

These signs do not always mean your pipes are damaged. However, a CCTV survey can help identify the cause and show whether repairs are needed.

Do not wait for your next scheduled inspection if wastewater backs up, sewage escapes, or drainage problems keep returning. Seek professional help promptly.

When Should You Arrange a CCTV Drain Survey?

Knowing when to survey your drains can help you catch problems before they disrupt your home. Besides routine inspections, certain situations make a survey particularly useful.

Before Buying a House

A drain survey before buying a house can reveal problems that may not be visible during a standard property viewing.

A CCTV inspection can help identify cracked pipes, root intrusion, displaced joints, and other hidden defects. This information may help you understand potential repair costs before completing the purchase.

Consider arranging a survey if the property is older, has mature trees nearby, or shows signs of previous drainage problems. It can also be useful if the seller cannot provide clear information about the drainage system’s condition.

After Repeated Drainage Problems

If blockages keep returning after cleaning, the underlying cause may still be present. A CCTV survey can help identify damaged pipework, stubborn obstructions, or other defects that ordinary drain cleaning may not resolve.

It is also worth considering after significant flooding or when unexplained drainage issues develop across the property.

Before Major Building Work

Extensions, landscaping, and driveway projects can affect underground drainage. A survey can help establish where pipes run and whether they are in good condition before work begins.

This information can reduce the risk of accidental damage and help contractors plan around existing drainage infrastructure.

Does Every Home Need an Annual Drain Survey?

An annual drain survey UK search may suggest yearly inspections, but most homes do not need a CCTV survey every year.

For many properties, a 3-to-5-year interval is a useful starting point. Homes with recurring blockages, damaged pipes, or flooding risks may need more frequent checks.

Between surveys, routine maintenance, such as clearing blockages and removing debris, can help keep drains in good condition. However, it cannot replace a CCTV inspection for identifying hidden pipe damage.

How Can You Maintain Your Drains Between Surveys?

Good everyday habits can help reduce blockages and make it easier to spot developing problems. Although routine care cannot prevent every drainage issue, it can support a healthier drainage system.

Use this simple drain maintenance checklist to keep your drains in better condition:

  • Keep grease out of sinks: Collect cooking oil and fat in a suitable container instead of pouring them down the drain.
  • Dispose of waste correctly: Put wet wipes, sanitary products, and other unsuitable items in the bin.
  • Use drain covers: Fit suitable covers to help prevent leaves and debris from entering outdoor drains.
  • Watch for warning signs: Pay attention to slow drainage, recurring blockages, unusual noises, and persistent smells.
  • Keep records: Note previous repairs, blockages, and surveys to help plan future inspections.
  • Arrange repairs promptly: Do not ignore known defects, as some problems may worsen over time.

These steps can help you identify changes early and decide when professional advice is needed.

What Happens During a CCTV Drain Survey?

A CCTV drain survey uses a specialist camera to inspect pipes through an access point, usually without digging up your garden or driveway.

The drainage professional checks for:

  • Cracks and damaged pipes.
  • Tree root intrusion.
  • Grease, silt, and blockages.
  • Misaligned joints.
  • Corrosion and deterioration.

After the inspection, you may receive a report outlining the findings and recommended actions, such as cleaning or repairs. A survey does not always mean repairs are needed. It simply helps you understand your drains’ condition and decide what to do next.

  • Older properties and homes with drainage problems may need more frequent inspections.
  • Consider a survey before buying a property or starting major building work.
  • Recurring blockages, flooding, and persistent smells should not be ignored.
  • Regular maintenance helps reduce avoidable blockages but does not replace professional inspections.

Frequently Asked Questions

The time depends on the size and complexity of the drainage system. Many residential surveys can be completed within one to two hours, although larger or more complicated systems may take longer.

A survey can reveal many internal pipe defects, including cracks, root intrusion, and obstructions. However, its findings depend on camera access, pipe conditions, and visibility. Some problems may require additional investigation.

Not always. Newer properties may have less need for routine inspections, but a survey can be useful if drainage problems appear, damage is suspected, or you need to check the condition of the system.

It can be a sensible precaution, especially for older properties or homes with mature trees and a history of drainage issues. The findings may help you identify defects and understand potential repair costs before purchasing.

No. Drain cleaning removes obstructions, but it does not necessarily identify cracks, damaged joints, or other hidden defects. A CCTV survey helps assess the internal condition of the pipework.

Our blocked shower drainpipe was rapidly & professionally cleared as soon as the operative arrived. Everything was great & I can’t fault the end result - the only point I’d make is that it was relatively expensive.

Jamie did fix the issue of limescale in my sewage pipe but then went on to block my sink by putting the drilled pieces of limescale down the plugholes of my sink and bath. When I informed the company they accused me of lying and refused to reimburse me or to apologise. ( I sent pictures of the drilled pieces of limescale that came up from my blocked sink when i plunged it). They charged me £840 and now I will have to get another company to flush out my pipes. Terrible customer service which has left my feeling very distressed and upset.
