Commercial drainage works involving inspection and repair of underground drainage pipes

Commercial drainage systems help businesses, offices, warehouses, and other properties manage wastewater and surface water safely. From clearing blocked pipes to installing new drainage systems, commercial drainage works cover a range of tasks that keep water flowing and help prevent costly damage.

Regular maintenance also helps businesses avoid unexpected disruption and maintain a safe environment for staff, visitors and customers.

  • Did You Know?
According to the Health and Safety Executive (HSE), grates, drainage channels and chambers in roads and yards must be strong enough to support delivery vehicles and heavy goods vehicles (HGVs). This is important for commercial sites where heavy traffic regularly passes over drainage systems.

What Counts as Commercial Drainage?

Commercial drainage includes the systems used to remove wastewater and manage rainwater around business premises, such as offices, shops, restaurants, warehouses and industrial buildings.

When looking at what counts as commercial drainage, consider the property’s size, water usage and drainage needs. These systems may include underground pipes, surface water drains, channels, gullies, inspection chambers and grease traps.

Compared with domestic systems, commercial drainage often handles higher water volumes, heavier usage and more demanding site conditions.

How Are Commercial Drainage Works Carried Out?

The exact process depends on the property, the drainage problem and the work required. However, most projects follow a series of practical steps to identify the issue and find a suitable solution.

1. Inspect the Existing Drainage System

A drainage specialist checks drains, gullies, chambers and pipes for damage or poor water flow. A CCTV drain survey can reveal underground cracks, blockages, loose joints, and root intrusion. This helps identify the problem and determine the repairs needed.

2. Plan the Required Work

After the inspection, the contractor recommends suitable repairs, cleaning or replacement. Before starting, they consider:

  • The location and extent of the problem.
  • Access to pipes and inspection chambers.
  • Site operating hours and vehicle movements.
  • Health and safety requirements.
  • Costs, timescales and possible disruption.

A clear plan helps keep the work organised, and minimises disruption to business operations.

3. Carry Out Repairs or Installations

The contractor carries out the agreed work, which may include high-pressure water jetting, pipe repairs or replacement.

For new buildings, commercial drain installation involves laying pipes, connecting drainage channels and fitting inspection chambers. The system must suit the site’s layout, water flow, ground conditions and vehicle loads.

4. Test the System After the Work

Once the work is complete, the contractor checks that water flows properly and the drainage system works as expected. This may involve testing connections, checking for leaks and carrying out a CCTV survey.

Any remaining issues should be addressed before the work is signed off. The contractor can also recommend future maintenance to help prevent further problems.

What Are the Main Types of Commercial Drainage Work?

The types of commercial drainage work required will depend on the property’s size, usage and existing system. Some jobs are routine, while others need more detailed investigation and planning.

Common services include:

  • Drain unblocking: Removing grease, silt, debris and other obstructions that restrict water flow.
  • CCTV drain surveys: Inspecting underground pipes to identify defects without unnecessary excavation.
  • Drain repairs: Fixing cracks, damaged joints, leaks and localised pipe failures.
  • Drain relining: Repairing suitable damaged pipes from within, often without digging up the entire section.
  • Drain replacement: Removing pipes that are beyond practical repair and installing new sections.
  • Surface water drainage: Managing rainwater around roofs, yards, loading bays and car parks.
  • Planned maintenance: Inspecting and cleaning drainage systems to reduce the risk of unexpected problems.

Choosing the right service helps address the underlying issue rather than relying on temporary fixes.

How Do Commercial and Residential Drainage Services Differ?

Both services deal with blockages, leaks and damaged pipes, but the scale and demands of the work can vary. Commercial vs residential drainage services differ mainly in system size, usage and site requirements.

Commercial properties may have larger pipe networks, higher water volumes and specific needs, such as grease management in restaurants or heavy-duty drains in warehouses.

Residential work usually involves smaller systems serving individual homes. Commercial projects also require careful planning to minimise disruption to staff, customers and daily operations.

What Should Property Managers Check Before Arranging Drainage Work?

For facilities teams and landlords, commercial drainage for property managers involves more than responding when a drain becomes blocked. Regular inspections and planned maintenance can help prevent problems from affecting tenants, staff and visitors.

Before arranging work, check the following:

  • Previous maintenance records: Review earlier repairs, recurring blockages and inspection findings.
  • Access requirements: Confirm that contractors can safely reach drains, chambers and underground pipework.
  • Site safety: Identify pedestrian routes, vehicle movements and areas that need to be restricted during work.
  • Business disruption: Arrange work at suitable times where possible, particularly in busy premises.
  • Written recommendations: Ask for a clear explanation of the problem, proposed work and expected costs.
  • Follow-up maintenance: Agree on suitable inspection and cleaning intervals based on actual site conditions.

Keeping records of completed work also makes it easier to plan future maintenance and spot recurring drainage issues.

What Should You Look for in a Commercial Drainage Contractor?

Choosing the right specialist ensures the work suits your property and meets safety requirements. Check their experience with similar sites and understand the commercial drainage contractor requirements before hiring.

Look for a contractor who:

  • Has experience with commercial drainage systems.
  • Holds suitable insurance and follows safety procedures.
  • Uses appropriate equipment for inspections and repairs.
  • Explains the problem and available solutions clearly.
  • Provides a written quote with costs and timescales.
  • Supplies inspection reports or work records when needed.

For larger projects, discuss excavation, vehicle access, waste disposal and possible disruption beforehand. Clear communication helps prevent delays and unexpected costs.

Frequently Asked Questions

The timescale depends on the size of the job. Clearing a blockage may take a few hours, while major repairs or new installations can take several days or longer. Access, ground conditions and the extent of the damage also affect the schedule.

Yes. Some damaged pipes can be repaired using internal patch repairs or drain relining. However, collapsed pipes, severe structural damage and certain installation requirements may still need excavation.

There is no single schedule that suits every property. Inspection frequency depends on usage, the type of business, previous drainage problems and site conditions. Busy kitchens and high-use commercial premises may need more frequent checks.

Common causes include grease, food waste, silt, foreign objects, tree roots and damaged pipework. Heavy usage and poor maintenance can also increase the risk of blockages.

They can be, particularly when excavation or access restrictions are necessary. However, inspections, careful scheduling and suitable repair methods can help limit disruption. Discuss your operating hours and site access needs with the contractor before work begins.

Our blocked shower drainpipe was rapidly & professionally cleared as soon as the operative arrived. Everything was great & I can’t fault the end result - the only point I’d make is that it was relatively expensive.

Jamie did fix the issue of limescale in my sewage pipe but then went on to block my sink by putting the drilled pieces of limescale down the plugholes of my sink and bath. When I informed the company they accused me of lying and refused to reimburse me or to apologise. ( I sent pictures of the drilled pieces of limescale that came up from my blocked sink when i plunged it). They charged me £840 and now I will have to get another company to flush out my pipes. Terrible customer service which has left my feeling very distressed and upset.
